Keeping it small

Erin and Tim work directly with a select group of clients to allow them to focus on your specific rental and maintenance needs. They are currently taking on clients in Kittery, Maine.

Winter Home Watch

Check on your seasonal home while you’re away for the winter

Short-Term Vacation Rental

Create and write your listing for online platforms such as Airbnb and VRBO
Stage and photograph your property
Manage all correspondence with guests in a timely manner through online listing platforms
Pre-stay walk-through with prospective renters
Provide guest gifts and other small details that enhance their stay
Property visits to address any issues that arise during a guest’s stay
Post-stay walk-through to check for missing or damaged items
Request reviews to improve search results for your property, with the goal of achieving preferred status such as Superhost on Airbnb.
Schedule and coordinate turn-overs and cleaning
Provide signage indicating house rules, emergency contacts, and state-required notifications.
Organize a guestbook for the property with useful information
Provide general guidance on regulatory requirements for short-term rentals

Long-Term Rentals (2+ months)

Market property using online platforms such as Zillow, Trulia, Hotpad, and Facebook
Receive and evaluate rental applications, complete credit and background checks, and check references to find the best renter for your home
Draft lease agreements, conditions statements, and disclosures
Advise on setting up a security deposit bank account
Schedule and coordinate turn-overs and cleaning

Property Management

Obtain quotes and manage contractors for any necessary repairs
Complete a check list of recommended seasonal maintenance (winter prep, smoke detectors, air conditioners, landscaping, etc.)

Additional Services:

Create a website for your property. Highlighting its features so future renters can reach out directly to me if they aren’t interested in booking through Airbnb/VRBO
Offer recommendations on the property. What can be improved upon for the renter experience.
Interior design specific recommendations on layout, furniture and other improvements.

About Tim

Tim is a Maine Licensed Architect and principal and manager of Adra Architecture LLC, offering architectural design services for additions, renovations, and new construction to homeowners throughout southern Maine.

Tim brings his deep knowledge of residential construction, building systems, code requirements, and market conditions to his management of your property. Tim can identify maintenance needs, define the scope of work for any repairs or improvements, help you to evaluate costs, and communicate with contractors to get the job done.

About Erin

Erin is a trained graphic designer and owner of Vieth Design, creating thoughtful, well-organized graphic design solutions for small businesses, non-profit organizations, and individual initiatives.

Erin applies her strong understanding of brand, marketing, and visual space to optimize your renters’ experience, from their initial viewing of your listing to their arrival. Erin understands how spaces are used and what people may need, and she can help you to create a memorable experience for short-term guests and long-term tenants in your home.

Erin has excellent communication skills and will correspond clearly and effectively with you and your renters.

Erin enjoys watching the local rental market and can help you to optimize your rental rates for nightly rentals, weekly stays, or long-term tenants.

Together as a team

After living in their first home in Somerville, Massachusetts for ten years, Erin and Tim decided to move up to the Seacoast and settled in Kittery to raise their young family.

They have successfully managed their former home in Somerville as a long-term rental property since 2015 in a competitive market, finding great tenants and managing all lease, maintenance, and turn-over details themselves.

After purchasing their current home in Kittery, they rented it to a tenant for five months before moving in and renovating it.

Tim and Erin are avid travelers and take advantage of their time away from home by making their home available for short-term rental. They take great pride in sharing their home with fellow travelers and have maintained Airbnb Superhost status since 2018.

There are so many small details that make a renter’s experience in your house memorable. Erin and Tim look forward to helping you turn your property into a successful rental property as well!
